Cautionary Note: Resist the Temptation of Dual Agency
Definition: Dual agency is when a single real estate agent handles both sides of a real estate transaction. This means they represent both the buyer and the seller. It can also occur when an agent represents both the landlord and the tenant, or when the same real estate company represents both parties in a purchase and sale or rental transaction.
Recent developments, such as the National Association of Realtors (NAR) settlement on buyer agent commissions, have sparked discussions within the real estate community, particularly concerning buyer representation and the risks associated with dual agency.
At first glance, the concept of a single agent representing both buyer and seller may seem convenient and cost-effective. The notion of the listing agent potentially offering a reduced price to avoid splitting commissions could be enticing for buyers. However, before committing to a dual agency arrangement, it’s essential to grasp the potential pitfalls.
Why Dual Agency Poses Risks
The primary concern lies in the inherent conflict of interest. A seller’s agent aims to secure the highest possible price, while a buyer’s agent strives to obtain the best deal. How can one agent ethically navigate both sides of this negotiation?
Consider these potential disadvantages of dual agency:
- Limited Negotiating Power: Dual agents are constrained in their ability to negotiate aggressively on your behalf. They may be unable to disclose crucial details such as the seller’s bottom line or your maximum offer, hampering your ability to secure the most favorable price.
- Information Imbalance: Vital information about the property’s condition or the seller’s motivations might not be fully disclosed, placing you at a disadvantage.
- Compromised Loyalty: Despite ethical obligations, the financial incentive to expedite the deal for a higher commission may influence decision-making.
Protecting Your Interests
How can you safeguard yourself in such situations? Consider the following strategies:
- Seek Independent Representation: Opt for a dedicated buyer’s agent who works exclusively for you. They possess market insights, negotiate vigorously, and advocate for your interests throughout the process.
- Prioritize Transparency: If contemplating dual agency, ensure you comprehend its limitations and potential drawbacks fully. Request a detailed explanation of your agent’s fiduciary duty and insist on written documentation.
- Trust Your Instincts: If you sense any discomfort or doubt regarding the agent’s impartiality, don’t hesitate to seek out another Realtor® who places your interests above all else.
Remember, purchasing a home is a significant investment. Don’t allow the allure of a potentially lower price to cloud your judgment. Ultimately, a proficient buyer’s agent can save you money by securing a superior deal and shielding you from potential pitfalls.

Journey to the Perfect Palm Springs Accessible Home: Insights and Strategies
Embarking on the journey to find an accessible home can be both an exhilarating and intricate endeavor. This guide is designed to assist you in navigating the real estate landscape, focusing on finding a home that not only meets your unique needs but also enhances your quality of life.
Decoding Local Accessibility Standards
A crucial first step in your quest is to acquaint yourself with the local building codes and accessibility standards. This foundational knowledge serves as a guide, helping you to quickly identify properties that are already in compliance with these requirements. Understanding these regulations equips you with the insight needed to evaluate whether a home can be feasibly adapted to meet your specific needs, setting a solid groundwork for your search.
Organizing Housing Documentation Digitally
Effective organization of your housing-related documents is critical in the house hunting process. Saving documents as PDFs guarantees consistent accessibility of these documents on various devices. By utilizing tools that allow you to merge all your files effortlessly into a single digital file, you simplify the process, ensuring easy access and efficient organization. This strategic approach to document management not only streamlines your search for the perfect home but also ensures that every essential piece of information is readily available, enhancing your decision-making process. Additionally, this method minimizes the risk of misplacing important documents, providing peace of mind throughout your house hunting journey.
Establishing Your Accessibility Priorities
Identifying the non-negotiable accessibility features that cater to your or your family’s needs is essential. This clarity allows you to filter through the myriad of options, focusing on properties that genuinely align with your requirements. By having a predefined list of essential features, you can efficiently narrow down potential homes, ensuring your time and efforts are concentrated on viable options.
Financial Planning and Neighborhood Selection
Prior to delving into the property market, establishing a clear budget is fundamental. Understanding home prices in your desired neighborhoods guides your search toward homes within your means (Palm Springs homes have a median sale price of $632,000). This preemptive financial assessment prevents the frustration of exploring options that are beyond your budget, thus streamlining your search toward more feasible prospects.
Leveraging Specialized Real Estate Expertise
Engaging with real estate agent Alex Dethier can greatly enhance your search. His expertise can prove invaluable, offering insights and access to homes that perfectly match your needs. This professional guidance can significantly accelerate your search process, connecting you with ideal properties that might otherwise remain undiscovered.
Potential for Home Modifications
When considering a property that does not completely align with your needs, evaluate its potential for modifications. Assessing the possibility and cost of necessary alterations can open doors to homes that, at first glance, might not have seemed suitable. This approach expands your range of options, allowing for the transformation of an almost-right house into your perfect accessible home.
Neighborhood Accessibility and Lifestyle Fit
The significance of the surrounding neighborhood is paramount in your decision-making process. Investigate the accessibility of local amenities, transportation, and the general livability of the area. A neighborhood that aligns with your lifestyle and accessibility needs is crucial for establishing a home that extends beyond the physical structure, offering a holistic living experience.
Meticulous Accessibility Inspection
When a potential home piques your interest, conduct an exhaustive inspection with a focus on accessibility. Scrutinize aspects such as doorways, ramps, and bathroom setups to identify any potential challenges. This thorough inspection ensures that the home is not only suitable for your current requirements but also adaptable to future needs, providing a long-term living solution.
The pursuit of an accessible home is a journey that demands careful planning, informed decision-making, and a clear vision of your needs. By following these strategic steps, you can confidently navigate the real estate market, leading you to a home where functionality, comfort, and accessibility converge. May your house hunting adventure culminate in a residence that resonates with your personal needs, creating a sanctuary that embodies the essence of home.

Ground was recently broken on Cotino, an exciting new community in the heart of Greater Palm Springs, an area which once felt the footsteps of Walt Disney himself. Our beautiful, mountain-ringed valley was once a rejuvenating retreat for Walt and Lillian Disney.
Cotino, the first “Storyliving by Disney” master-planned community, will be developed in Rancho Mirage, Calif., by Arizona-based DMB Development. This 618-acre, themed home development is the first of its kind for Disney, with home sales expected to start in early 2023 and the first residents projected to begin moving in there in early 2024.

The project, which includes a resort with a 400-room hotel and a 24-acre swimmable lagoon, is located off Bob Hope Drive, between Frank Sinatra and Gerald Ford drives, and across from the entrance to the Sunnylands Center and Garden.
In addition to the resort and hotel, Cotino will offer a mix of about 1,924 homes, including estates, single-family homes and condominiums, and a 55-plus community. All homes in the development are planned for full-time residents and will be sold at market price. The development will also feature a town center area with shops and restaurants.
Disney says the lagoon will be open for public use, but a voluntary membership for Cotino homeowners will offer exclusive access to a waterfront clubhouse, a club-only beach area and recreational water activities, and Disney entertainment and activities.
More information about Cotino is available at the StorylivingbyDisney.com website. Prospective homebuyers can sign up to receive email updates about the project.

A Conversation with Palm Springs Designer Steven Wallace
I recently sat down with Steve Wallace, Palm Springs designer and owner of Steven Edward Wallace Design. He shared his insights on his design philosophy and approach for successful design from his clients’ perspective.
Tell us about yourself and your business.
I grew up in a small town in Michigan, but always felt California was calling, and moved out west after college. After a few years of working for designers, manufacturers, showrooms and completing the UCLA design program, I started flipping houses with a business partner. After seeing the reaction to my renovations, it was time to open my own business. Since then, I’ve completed design projects all over California as well as Arizona, Florida and Las Vegas. Currently, I live in Palm Springs and Carlsbad – continuing to work with incredible clients and creating interiors that work with their lifestyle and giving them the home of their dreams.
What is your design philosophy?
I believe a home should be your sanctuary from the stress of the world. Design is successful if it not only gives the client a great space, but also reflects their personality and gives them joy every time they step through the door. Working with the client’s budget, I strive for a balance between functionality and creativity. But, sometimes I push them to expand their mind and educate them on everything their home can be.
Who or what are some of the key influencers in your design approach?
I really take the time to get to know my clients, how they live. For example, do they like to entertain in their home or need a quiet place to recharge? My first influences start with them. I am intrigued with mixing styles, international cultures and eras, not sticking specifically to one look. (Yes, I’m talking to you Mid Century Modern!) I’ve always been fascinated with architecture, classic design and the importance, especially in our climate, of the link between interiors and nature.
Do you have a favorite style of home that you like to design?
One of the best things about being a designer is that no two jobs or projects are the same. It’s stimulating to explore new and exciting styles – learning and growing myself. Clean, minimal and modern is my personal aesthetic. Asian influences reflect a clean and classic, timeless style with the use of natural, eco-friendly materials. A low maintenance life is my mantra. But, I never push my own likes and agenda on a client. I have been fortunate to have the opportunity to design in many styles over the years and always have found it has improved my design eye and opened up my own mind.
What are some of the current design trends in the desert?
Obviously, in Palm Springs, the Mid Century Modern look is still going strong. Sadly, it seems to have become a bit of a cliché and, for me, losing touch with what it really was. It is becoming a bit generic. I like that we are seeing people begin to break out of that box and explore all the architectural styles Palm Springs has to offer. But in the desert, I think open floor plans, modern architecture, and indoor/outdoor living will never go out of style. The use of tactile, textural elements like wood, stone and metal has always been strong here and always will.
Is there anything else you’d like to share?

Who was Walter S. White
Walter S. White (1917-2002) was a respected mid-century modern architect, inventor, and industrial designer. He is known for his innovative construction and design approaches in the creation of space and light with steel, glass and concrete. His work was driven by three major concerns: 1) inexpensive, even do-it-yourself architecture; 2) innovation in construction and materials; and 3) concern for nature and sustainability.
White was an innovator. Fearless in his experimentation, he held patents for innovative construction methods. Some of these methods and patents were about sustainability, which sets him apart from other designers of the day and way ahead of his time. With concern for the local landscape and the earth’s environment, he designed buildings that took advantage of their natural settings while caring for the land.
Influenced by his Builder Father and Others
Born January 24, 1917 in San Bernardino, Calif., he was influenced by his father, a carpenter, general contractor and home builder, who shared not only his name but also his love for building. When White, Jr. graduated from high school in 1936, he was already interested in architecture. He enrolled in college, but only stayed one semester. Not one for formal learning, he instead opted for the apprenticeship approach to acquire his architectural and engineering training and experience.
In 1939, White traveled with a friend to Taliesin West, Frank Lloyd Wright’s studio in Scottsdale, Arizona, which was under construction at the time. His friend had written a letter to Wright about an internship, and after meeting Wright, both were offered one. Although inspired by Wright, White declined and returned to Los Angeles to continue his work there. In a letter, White later said he decided he would prefer to “view Wright’s person and his work from a distance, out of the shadow of the power of his personality.”
Experience with Some of the Greats
White spent the first ten years of his career honing his technical skills, primarily working for various engineering and architecture firms and builders in Los Angeles. He worked in the offices of noted architects Rudolf M. Schindler, Harwell Hamilton Harris, and Albert Frey. He also spent time during World War II as a structural engineer and designer, including as a machine tool designer for Douglas Aircraft.
After the war, White returned to architecture with an eighteen-month stint with Clark & Frey. By the late 1940s, he was a designer, builder, and developer of a number of desert homes across the Coachella Valley. In the early years of his practice, White focused on designing minimal, inexpensive concrete-block houses for GIs returning from the War. He was also known for designing affordable wooden cabins and prefab steel and wood cabins for mountain sites.
White was prolific in his work. From the late 1940s until 1960, White’s architectural archives contain approximately 100 project drawings in the Coachella Valley and roughly the same number for other parts of California. He later moved to Colorado, and there are approximately 150 files for projects in that state from 1960 to 1980. Also, there exist almost another 300 for work in other states and unknown locations.
Silver Spur Ranch in Palm Desert
A prime example of White’s work in Coachella Valley is a home built in 1958 in the Silver Spur Ranch development in Palm Desert. 73271 Buckboard Trail demonstrates his use of typically strong lines and open, but defined spaces. Hidden steel columns support expanses of glass in the main living area and primary bedroom.
The structure incorporates brick, concrete and walls of glass in its design to create indoor-outdoor living spaces, and interior clerestory windows provide spaciousness and light throughout. A raised concrete platform encircles the home. A long interior block wall runs from the bedrooms past the entrance, turns into the living room, and continues outdoors and past the patio where it meets another wall of pierced concrete block. There is a shallow sunning pool next to the primary bedroom, which has been converted to a fountain.
