Greater Palm Springs Real Estate Market Update – September 2026

As the season hits its stride, Palm Springs is buzzing with everything that makes desert living so special—iconic architecture, incredible outdoor dining (I’ve listed three of my favorites below), great events, and some truly exciting opportunities in the real estate market. Here’s a quick snapshot of what’s happening right now.

Are you ready for Modernism Week October?

October 15-18, 2026

Modernism Week – October returns to Palm Springs starting October 15–18, 2026, with four days celebrating midcentury architecture, art, design, and vintage style. This fall’s lineup includes more than 50 activities, from architecture tours and social gatherings to experiences you can only find in Palm Springs. All events are open to the public, and a portion of ticket proceeds supports Modernism Week and local preservation and community groups. Start planning your Modernism Week – October experience today.

Better Weather, Great outdoor Dining!
3 of my Favorite Patios in Palm Springs:

The Barn Kitchen at Sparrows Lodge serves up a great farm to table experience in a relaxed outdoor dining area.  The communal atmosphere feels like you’re dining in a friend’s backyard, and the rustic American cuisine highlights the best ingredients the Coachella Valley has to offer.

Speaking of farm to table, Farm is another favorite among outdoor patios for dining.  Tucked away off of the La Plaza parking lot, Farm is a hidden gem that has a European vibe and delicious food to match.  Step off of the beaten path for lunch or dinner, and you won’t disappointed.

Spencer’s Restaurant is a fixture in Palm Springs nestled at the base of the San Jacinto mountains.  Enjoy lunch, brunch, or dinner on the patio under the trees with a relaxed elegance in the heart of the Tennis Club.

Go to the Theater!

I’m excited for the second season of fabulous entertainment at The Plaza Theatre since this historic Palm Springs icon was restored and reborn.  I’ve had the pleasure of attending several shows here since the theatre was reopened at the end of 2025, and I look forward to seeing more!  With such a variety of programming, including music, theatre, comedy, and cabaret, there is truly something for everyone.  If you haven’t been yet, you should go see a show at our downtown theatre and learn about the rich history of this storied desert icon. Current shows happening🎤

How’s the Palm Springs Market?

Let’s Look at the Numbers 😁.

This table shows the price and price per square foot of the average size home in each city of the price of an average-size home in each Desert city by multiplying its size by the median price per square foot over the past three months. Compared with a year ago, detached-home prices range from a 14.4% increase in Indian Wells to a 6.0% decline in Palm Springs. Attached-home prices range from a 13.7% increase in Indian Wells to a 17.4% decline in Bermuda Dunes. (Source GPSR)

This chart shows the 12-month average was 620 home sales per month, up from 602 a year ago. This measure smooths out seasonal swings. Lower mortgage rates could help bring more buyers into the market, but the Federal Reserve has paused further cuts to short-term rates as it assesses the effects of new economic policies. Thinking of Selling….,
but Not Ready to Commit to List Your Home?

A new MLS status called MX (MLS Exclusive) gives sellers greater flexibility in how their property is marketed. An MX listing is live and searchable by local real estate agents but is not distributed to public websites such as Zillow, Realtor or Redfin. The property can still be actively marketed and shown without accumulating MLS Days on Market, making MX a valuable option for sellers who want exposure within the real estate community before launching publicly—or without going fully public at all. Reach out if you have any further questions about the system. 😎
